An appraiser is not an "advocate" when preparing an unbiased appraisal. As an advisor, however, we can inform legal professionals on the strengths and weakness of opposing party appraisals. Our research & knowledge can support or discredit various assumptions and/or conclusions.
The problem we often encounter is that the appraiser is engaged too late to provide full benefit. Engaging the appraiser before depositions are taken can often expedite an out-of-court settlement. A review of the case and the subject property by a professional experienced in legal support can give the attorney a basis for decisions on what additional research and analysis is needed, if any. Sometimes these consulatations are enough for the attorney to complete a settlement without further cost or litigation.
If a formal appraisal report is required, we offer either a brief, summary document or aa formal in-depth report with sufficient documentation to go to trial.
